加州住房负担能力跌至16年来最低点
根据加州房地产协会最新发布的数据,2023年第二季度加州的住房可负担性达到16年来的最低点。而低住房可负担性与利率持续停留在6%以上,以及房屋价格因库存不足而持续飙升的情况密切相关。
数据显示,在加州只有不到五分之一的人,确切地说是16%的人,能够负担得起一间中位价格的独立屋。此外第二季度的数据较2023年第一季度的19%有所下降。
如果我们拿2012年第一季度来做比较,在那个时候,能够购买加州中位价格独立屋的购房者比例高达56%,可见当时的住房市场情况与现在相比有明显不同。
同样令人惊讶的是,加州房地产协会的数据显示,加州购房者需要最低收入208,000美元,才有能力购买中位价格约830,000美元的房屋。
另外,如果购房者有资格获得按揭贷款,并且符合20%的标准首付要求,以及约6.6%的利率,则可以预计每月的房贷支付大约为5,200美元。
值得注意的是,Siskiyou County、Plumas County、Shasta County、Tehama County 是加州五个最负担得起的县市。而加州最不负担得起的县市和以往相似。Mono County,即 Mammoth Lakes 的所在地,是加州最不负担得起的县市,只有5%的居民有能力购买房屋。Santa Barbara County 为10%,San Luis Obispo County 为11%,Monterey County 和 Orange County 同样为12%,并且都排在加州房屋最负担不起的县市排名第五位。
Los Angeles County 的住房可负担性指数为15%,San Bernardino County 则是南加州中所有县市中最负担得起的县市,其可负担性评分为30%。
